It is different from replacing your floors entirely. If your boards are structurally sound — no rot, no severe warping, no boards that are too thin from previous sandings — refinishing will bring new life to your wood floors at a fraction of the cost of replacement.

Most solid hardwood floors can be refinished multiple times over their lifetime. Engineered hardwood can often be refinished once or twice depending on the thickness of the wear layer and any previous sanding.

The Dustless Sanding Difference

The Refinishing Process: Step by Step

1. Initial Assessment

2. Furniture and Prep

Furniture and personal belongings are removed from the work areas before we start. If necessary we can seal off doorways with plastic to contain any residual dust.

3. Sanding

We begin the sanding process for that specific floor — starting with a coarser grit to remove the old finish and level the surface, then progressively moving to finer grits for a smooth, even result. Edge sanding along walls and corners is done by hand with detail sanders to ensure a consistent finish across the entire floor.

This is the most labor-intensive part of the job and timing depends on the square footage and the sanding steps required to remove the previous stain and finish.

4. Stain Application (Optional)

If you want to change the color of your floors — going darker, lighter, or adding a gray or white-wash tone — stain is applied after sanding. We offer a wide range of Bona stain colors and can provide samples on your actual floor so you can see exactly how the color will look before committing.

If you love the natural color of your wood, we skip this step and go straight to the finish coats.

5. Finish Coats

We apply one coat of stain (or Bona waterborne sealer if no stain is chosen), followed by two coats of the waterborne urethane the client selected — either Bona Mega One, Bona Traffic HD, or Bona Craft Oil 2K. Both finish options will be discussed and offered during the estimate; the choice depends on your preference and lifestyle.

Water-based finish dries clear, preserving the natural color of the wood, and has a faster dry time (4–6 hours between coats). It is also lower in VOCs, making it a better choice for households with children, pets, or sensitivities to fumes.

6. Cure Time and Move-Back

After the final coat, the floor needs time to cure before you can walk on it or move furniture back:

  • Light foot traffic: 24–48 hours after the final coat
  • Full cure: 3–5 days depending on the finish chosen
  • Furniture move-back: after full cure
  • Area rugs: For the residential waterborne urethane, rugs can be placed back on the floors in 5 days. For the commercial grade waterborne urethane, rugs can be placed back in 3 days

How Long Does It Take?

For a typical Lake Norman home with 500–1,000 square feet of hardwood, the full refinishing process can take 5–7 days from start to finish. Larger projects or floors requiring repairs may take longer.
